# Real estate SEO in Dubai: who wins the property searches (2026)

We checked who ranks for five property searches in Dubai and who Google’s AI Mode cites for two buyer questions. The portals own the listing searches, but developers’ and brokers’ own pages can win project, brand, advice and Arabic searches. What that means for a developer or brokerage.

By GrowAxis team · 30 October 2026 · 4 min read

SEO for a Dubai developer or brokerage should not start with the searches the portals own. In our check on 30 October 2026, Bayut, Property Finder and Dubizzle took the top three results for “apartments for sale in Dubai Marina”. In Google Trends, the names Property Finder and Bayut scored 73 and 66 in the UAE, against 5 for “apartments for sale dubai”. The openings are elsewhere: off-plan and project searches, your own brand, buyers’ questions, and Arabic.

## What people in the UAE search

__Property searches in the UAE: Google Trends, 12 months to 30 October 2026 (scores compare these five terms only)__
| Search | Score |
| ------------------------- | ----- |
| property finder | 73 |
| bayut | 66 |
| dubai real estate | 54 |
| off plan dubai | 5 |
| apartments for sale dubai | 5 |

Many buyers go straight to a portal by name. The top searches around “off plan dubai” were “off plan property dubai”, “off plan projects in dubai” and “buying off plan in dubai”, with “emaar” and “dld” among them. “Real estate seo” itself was at zero in most weeks, so this guide is written for what buyers search, not for that phrase.

## What the results show

- Listing searches belong to the portals. All three took the top places for the Dubai Marina search, and again for the Arabic search.
- Off-plan searches are more open. A specialist site, offplan-dubai.com, came first, and Emaar and Sobha Realty both reached the top results with their own pages.
- A brand search can be lost. For “emaar payment plan”, a third-party site ranked above Emaar’s own pages.
- Advice searches go to brokers, Reddit and YouTube. A portal appeared only once in the top results, in last place.
- Arabic leaves room for developers. After the portals, Danube Properties, Emaar and DAMAC all appeared with their own pages.
- Google showed an AI Overview on all four English searches, so the page that gets quoted can matter as much as the page that ranks.

## Who AI Mode cited

- Asked for the “best off plan projects in Dubai for investors”, its first ten links were haus & haus, fpproperty.com, offplan-dubai.com, Trixis Homes, off-planproperties.ae, Emaar, Mavrix Properties, Luxhabitat, Instagram and Property Finder.
- Asked for the “best areas to buy property in Dubai”, they were Engel & Völkers, Driven Properties, Binayah, HJ Real Estates, Reddit, YouTube, DXB Interact, Luxhabitat, Top Luxury Property and Arabian Business.

Most of those sources are brokerages’ own guides, and Bayut was not among the first ten links in either answer. Each question was asked once, in a signed-in browser that AI Mode personalises, so read them as a snapshot.

## What to do, in order

1. Be on the portals rather than trying to outrank them for “\[unit\] for sale in \[area\]”. Keep your listings complete.
2. Own your brand and project searches. Give each project one page with its payment plan, handover date, unit types and price range, so nobody else ranks above you for your own name.
3. Build pages for off-plan searches: by area, by unit type and by developer, each with facts a buyer can use.
4. Answer buyers’ questions in your own guides: which area, which payment plan, how buying off-plan works. These are the pages AI answers draw on.
5. Do the same in Arabic, written for Arabic searches rather than translated.
6. Keep prices, dates and permit details the same everywhere. Dubai’s Trakheesi permit rule covers real estate ads, including online, so ask your compliance lead which pages need a permit number.
7. Measure viewings and reservations from search, not rankings alone.
