Real estate marketing agencies in Dubai for developers and brokers (2026)

Real estate marketing agencies in Dubai range from real-estate-only specialists to large digital agencies with a property practice; none of the six we checked published a price in October 2026. Who they are, who AI Mode named (mostly brokerages), and what to ask about Trakheesi permits.

Developers and brokerages in Dubai can hire agencies that work only in real estate, or large digital agencies with a property practice. None of the six we checked in October 2026 published a price; all quote after a consultation or an audit. Settle one thing before you compare them: every property ad in Dubai needs a permit from the Dubai Land Department’s Trakheesi system, and fines for ads without a valid permit start at AED 50,000. Ask each agency who checks that the right permit number is on every ad.

Who ranks and who AI Mode named

  • On Google, the top results for “real estate marketing agency dubai” on 29 October 2026 were Digital Nexa, WGG, Semrush’s agency directory, Guild, Clutch’s list of agencies for real estate, Stonehaven and Mint & Co.
  • Google’s AI Mode, asked for a “real estate marketing agency in Dubai for property developers”, split its answer into performance agencies and masterbrokers. It named BM Digital Marketing Agency, then four brokerages that market and sell projects for developers: AQUA Properties, fäm Properties, Driven Properties and Unique Properties. A brokerage sells units for a commission; an agency runs the marketing and hands the leads to your sales team. The question was asked once, in a signed-in browser that AI Mode personalises, so read it as a snapshot.

Trakheesi permits and the Madmoun QR code

Every property ad in Dubai needs a permit from the Dubai Land Department (DLD), applied for through its Trakheesi system. DLD’s permit page covers newspaper, SMS, outdoor, vehicle, printed, electronic, billboard and classified ads, as well as promotional campaigns, open houses, exhibitions, project launch events, promotion platforms and seminars.

DLD gives the service time as one working day. For most permit types, a broker uploads a marketing contract with the property owner. DLD’s page also says off-plan properties that are not registered with its escrow account department cannot be shown at a property exhibition.

Since 24 April 2023, each permit comes with a Madmoun QR code. DLD says every real estate company must show the code on all its ads, visual or written. A buyer who scans it sees the property’s approved details and whether it has been sold or rented.

DLD said in 2020 that fines for ad breaches start at AED 50,000, rise with each offence and can end with the company’s licence being cancelled. In February 2024 the Real Estate Regulatory Agency (RERA), part of DLD, fined 30 companies AED 50,000 each. In April 2025 DLD said its AI-assisted monitoring had covered over 279,000 ads on Property Finder, Dubizzle and Bayut, and that 29% of those listings had been changed automatically.

What Property Finder and Bayut cost

Neither portal publishes its agency prices in the UAE. Property Finder sells pre-paid credits under a contract, and agencies spend them to display and upgrade listings. Its terms say credits cannot be paused, cancelled or refunded, and unused credits expire at the end of each credit term.

Property Finder’s Partner Hub says Premium and Featured listings rank higher within the first few pages of results. Spotlight puts a listing in the top three positions through bidding, and Community Top Spot gives a full-width placement at the very top. The one price it publishes is for Community Expert, a banner for agents who specialise in a neighbourhood: AED 500 to 1,500 a month, depending on the community. Only verified agents with listing quality scores above 80% and more local listings than other agents in the area qualify.

Bayut sells its top-of-search Area Prime Slot through a monthly auction in Profolio, its agent tool. Bidding runs from the 18th to the 24th of each month. Each bid must be at least 10% above a base price that agents see on the platform, and the winner holds first place in that area’s results for a month.

Property Finder’s terms also require agencies to hold the permits needed to market each listing they publish. A portal plan does not replace the Trakheesi permit.

Cost per lead by channel: what Dubai sources publish

No regulator or portal publishes cost per lead for Dubai property. Some agencies and one property site do. Their figures are far apart, partly because they count different things: any enquiry, a “quality” lead, or a lead that passed qualification.

BM Digital Marketing Agency also suggests starting with ad spend of about 3% of a unit’s starting price. For a project from AED 1.3 million, that is about AED 39,000 plus its fee. If two units sell, the ad cost is AED 19,500 a sale.

Use these ranges to check a proposal, not as a target. Ask each agency which definition of a lead its figure uses, and for its cost per viewing and cost per sale.

  1. 01Who checks that every ad carries a valid Trakheesi permit number, and what happens when a permit expires?
  2. 02Will you report viewings, reservations and cost per sale, not only leads and cost per lead?
  3. 03How will portal, website, WhatsApp and call leads reach our CRM, and how fast will they be answered?
  4. 04Do you produce the renders, video and brochures, or do we brief another studio?
  5. 05Are the ad accounts, pages, data and CRM in our company’s name?
  6. 06Does the fee include ad spend, and what is the minimum term?
