Real estate marketing companies in Saudi Arabia: agencies and property marketers (2026)
In Saudi Arabia a “real estate marketing company” is usually a firm that markets and sells units for developers; digital agencies run the campaigns and leads instead. Both kinds as we found them in October 2026 (none published a fee), who Google and AI Mode show, and what to ask about REGA advertising licences.

Search for a real estate marketing company in Riyadh and most results are property marketers: firms that market and sell projects for developers with their own sales teams. Digital agencies with a real estate practice run the campaigns, content and lead handling, and leave the selling to your team. None of the companies we checked in October 2026 published a fee. Whichever you hire, every property ad in Saudi Arabia needs an advertising licence from the Real Estate General Authority (REGA), and the licence requires a brokerage contract that includes marketing rights.

Who ranks and who AI Mode named
- On Google, the top results for “real estate marketing agency riyadh” on 29 October 2026 were Riyadah International, Rakez, Taraf, Wtheeq, StandardTouch’s real estate page, an article from Mada Properties, Hameem and Rahaba. Most are property marketers or brokerages rather than agencies.
- Google’s AI Mode, asked for a “digital marketing agency for real estate developers in Riyadh”, named Bassmh Agency (بصمة التغيير للتسويق والإعلانات), Loop Media Agency, The Onle Agency and Dunesberry. We could not confirm real estate work for any of them on a site of their own, so they are not in the table. The question was asked once, in a signed-in browser that AI Mode personalises, so read it as a snapshot.
What REGA’s 2026 rules require of every property ad
Every property ad in Saudi Arabia needs its own advertising licence from the Real Estate General Authority (REGA). REGA’s Real Estate Marketing and Advertising Regulation, announced on 1 May 2026, applies to every channel: social media, visual, audio and print media, billboards, exhibitions, events and online property platforms. It replaced REGA’s earlier ad controls and its rules for licensing property platforms.
The licence is issued online on REGA’s platform against a brokerage contract that includes marketing rights. The application gives the advertiser’s details, the title deed number and a contact method. REGA can cancel a licence if the details were false or the ad differs from them. REGA’s service page does not publish a fee; it says the fee depends on the type of service.
An advertiser already licensed to market a whole project under another law, such as off-plan sales, does not need a separate ad licence for it, but must show its licence number. Every ad must come down when its purpose ends or its licence expires, whichever comes first.
The regulation bans false or misleading content, fake data published to collect people’s details, contact details that differ from the licence application, and use of REGA’s or any government body’s name or logo without a legal basis.
Breaches are penalised under the violations table in the implementing regulations of the Real Estate Brokerage Law. For leaving the licensed person’s name or licence number off an ad, that table sets a warning for a first offence, then SAR 200 to 1,000 for a second and SAR 400 to 2,000 for a third, depending on the city’s class. REGA can also suspend or cancel licences. Since May 2024, anyone can check an ad on REGA’s inquiry service by licence number, brokerage contract number or title deed, and see whether its licence is active, expired or cancelled.
By December 2023, REGA said it had issued more than 117,000 real estate advertising licences and licensed 24 property platforms. Under the 2026 regulation, each ad must show:
- The ad licence number and its expiry date
- The practice licence number of the licensed broker or firm
- The advertiser’s name and a contact method that matches the licence application
- The rights being advertised, and the property’s condition and location
- Any facts that affect the property’s value or a buyer’s decision, including disputes
- Or, in place of the full details, the licence number and a QR code that links to them
What listing on Aqar and Bayut costs in Saudi Arabia
Under the 2026 regulation, property platforms must link to REGA’s systems and take ad data from them. They must verify each advertiser through the national unified access service, block unlicensed ads, remove ads when their licence expires, host their servers in Saudi Arabia and answer REGA within two working days.
Aqar publishes its broker prices. Its help centre lists an individual subscription for one user at SAR 2,000 a year or SAR 229 a month, and an establishment subscription for five users at SAR 6,000 a year or SAR 689 a month. Aqar says it takes no part of a broker’s commission. A subscribed broker who issues the REGA ad licence publishes without paying Aqar’s licensing fee, and Aqar says a listing is valid for one year.
Bayut KSA does not publish prices. It says it sells premium packages to real estate companies on annual subscriptions, priced by the number of listings, the services included and other requirements. Hot listings, professional photography, an account manager and performance reports are among the services it names.
None of the Saudi agencies or portals we checked published a cost per lead by channel. Ask each agency for its cost per lead from past Saudi campaigns, and for its cost per viewing and cost per sale.
| Plan | Users | A year | A month |
|---|---|---|---|
| Individuals | 1 | SAR 2,000 | SAR 229 |
| Establishments | 5 | SAR 6,000 | SAR 689 |

FAQ
Does every property ad in Saudi Arabia need a REGA licence?
Yes. REGA’s Real Estate Marketing and Advertising Regulation, announced on 1 May 2026, requires an advertising licence for every property ad on any channel. The licence is issued against a brokerage contract that includes marketing rights. An advertiser already licensed to market a whole project under another law, such as off-plan sales, is exempt but must show its licence number.
What must a Saudi property ad show?
The ad licence number and its expiry date, the licensed broker’s practice licence number, the advertiser’s name and contact method, and the property’s condition and location. An ad can instead show the licence number with a QR code that links to those details.
How much does Aqar cost for a broker?
Aqar’s help centre lists SAR 2,000 a year, or SAR 229 a month, for one user, and SAR 6,000 a year, or SAR 689 a month, for an establishment with five users. Aqar says it takes no part of a broker’s commission.
How can I check whether a property ad is licensed?
Use REGA’s advertisement licence inquiry service. You can search by licence number, brokerage contract number or title deed, and it shows whether the licence is active, expired or cancelled.
